Where it started
A 14-agent team was buying portal leads that five other agents also called. We built an owned pipeline: paid social to neighborhood guides and home value reports, with automated follow-up that books the first conversation.
Cedar Row spent most of its budget on shared portal leads. Agents were calling people who had already heard from four competitors, and fewer than one in nine leads ever booked a conversation.
Social posts were listing photos with no pattern, and the email list of 6,200 past clients and open-house visitors had not received anything in over a year.

- Paid social with weekly creative
Short walk-through videos and carousel ads, refreshed every week. Three audiences: likely movers, renters in target zip codes, and past site visitors.
- Follow-up in five minutes
A text and email sequence that asks one qualifying question, then offers a calendar link. Agents get the lead with the answer attached instead of a cold name.
- A monthly market email
One email a month to the full list with sold prices, days on market and one featured home. It now drives more seller inquiries than any paid channel.
